When you are choosing between new construction and resale, I recommend comparing the finished home, ownership costs and timing alongside any advertised incentive.

I can help you compare the options against your budget and how you want to live. Start with what is included, what costs extra and when you can realistically move.

Imagine settling into Alpharetta

Picture your first morning in an Alpharetta home. You unpack the coffee cups, hang a favorite piece of art and plan dinner at Avalon or coffee with a friend downtown.

When we compare new construction and resale, I would assess the layout, upkeep, price, financing and move timeline against how you want to live.

Is new construction or resale a better fit for me?

Compare the final purchase cost on both sides. For new construction, request the base price, homesite premium, included finishes, selections, deposits and any additional charges. For resale, include inspections, expected repairs and the updates you would want to make.

Timing is another decision. Ask the builder which completion dates are estimates, how delays or substitutions are handled and when you can arrange independent inspections. With a resale purchase, review the agreed closing and possession dates and outstanding conditions.

Read the warranty before deciding what protection it provides. Builder warranties and optional service contracts cover different things, and coverage periods and exclusions vary. I recommend keeping the warranty, inspection findings and unfinished item list together.

For financing, compare the builder’s preferred lender with another written offer using the same loan type and term. Review rate, APR, fees, credits, cash to close and any temporary payment reduction. Ask how accepting the incentive changes other concessions.

My recommendation is to choose the home that fits your needs and budget after those comparisons. A model home or an attractive rate is a starting point for questions, rather than the complete purchase decision.

Research reviewed October 18, 2026. The newsletter offer below is a previously featured example. Confirm current terms in writing for the specific home.

The Toll Brothers Financing Opportunity

My recent newsletter featured a Toll Brothers promotion offering qualified buyers a 5.25% fixed interest rate with a 5.51% APR on a 30 year mortgage, with as little as 10% down through Toll Brothers Mortgage Company.

The featured offer applied to select quick move in homes used as primary residences and eligible to close by October 30, 2026. Additional qualification requirements and restrictions apply.

Availability and terms must be confirmed directly with the builder and mortgage provider. The communities below were featured in the newsletter; inclusion does not confirm that every home qualifies for the incentive.

Look Beyond the Advertised Rate

A financing incentive can be valuable, but it should be considered alongside the home’s price, homesite, included finishes, upgrades, and ongoing ownership expenses.

Property taxes, insurance, and HOA dues belong in the monthly budget. Buyers should also request a written explanation of the rate, APR, closing costs, and qualification requirements, including whether the incentive affects other available concessions.

For quick move in homes, some design selections may already be complete. The layout, finishes, and closing timeline should work for your needs before you commit.

Your Priorities Deserve Their Own Representation

The builder’s sales team represents the builder. Having your own real estate representation gives you someone focused on your priorities throughout the purchase.

As an Atlanta Luxury Realtor and Associate Broker with Keller Williams Luxury, I help buyers evaluate communities, homesites, floor plans, pricing, upgrades, available incentives, and resale considerations.

My approach to private client representation begins with understanding how you want to live. From there, we can create a focused selection based on your preferred location, price point, and timeline.

Is a builder incentive better than a price reduction?

Compare written financing offers using the same loan type, term and comparable timing. Review the interest rate, upfront charges, lender credits, monthly payment and cash needed at closing. Ask what happens after any temporary rate reduction ends. Confirm whether choosing the incentive changes the price, other concessions or lender options.

Compare the preferred lender offer with an outside lender offer when available. A larger advertised incentive is not automatically a lower total borrowing cost. Have the lender explain qualification conditions and the effect of your expected ownership period.

What should I confirm before signing a new construction contract?

Ask for the full price including the homesite and selections, deposit terms, estimated delivery schedule, inspection access, completion standards and warranty documents. Ask how delays, substitutions and unfinished items are handled. Put material commitments in writing and have a Georgia real estate attorney explain contract provisions you do not understand.

For a modest new home or a custom estate, keep a list of included features and additional costs. Do not assume a model home’s finishes are included or that a projected completion date is a guaranteed moving date.

How should I plan an Atlanta relocation around a new home purchase?

Build the search around your actual destinations, preferred layout, comfortable budget and move deadline. Test travel routes rather than relying on city names. Coordinate tours and document reviews before a short visit. If construction timing is uncertain, compare the cost and practicality of temporary housing before committing to movers or giving up your current home.
