Should Atlanta Cash Buyers Still Get a Home Inspection?

Yes. I recommend an independent home inspection even when you are paying cash. Your payment method does not tell you what condition the home is in.

For buyers considering a luxury home in Buckhead, Sandy Springs or elsewhere in Metro Atlanta, I would build the inspection plan into the offer strategy, before a fast closing becomes the priority.

What does an inspection tell you?

An appraisal provides an opinion of value. An inspection evaluates the home's condition within the inspector's agreed scope. These are different questions, and a strong offer deserves attention to both.

The Consumer Financial Protection Bureau recommends arranging an independent inspection promptly so there is time to assess problems and complete additional inspections if needed.

Does one inspection cover everything?

Ask before booking. Under InterNACHI's general home inspection standards, the inspection is a visual review of accessible areas. It does not reveal every defect, and pools, septic systems and radon testing are outside that standard scope.

For an Atlanta property with a pool, a finished basement or several major systems, I would ask the inspector to explain the written scope and identify any appropriate specialist evaluations. A polished renovation should still be evaluated on its condition.

Can you still make a competitive cash offer?

I would discuss the seller's priorities, available inspection appointments and the time needed to review findings before recommending an offer timeline. Speed is useful when the work can actually be completed.

Ask your agent and Georgia closing attorney to explain the inspection provisions and deadlines in your specific contract before signing. Do not assume a report automatically gives you a right to repairs, cancellation or an earnest money refund.

My recommendation

Treat the inspection as part of understanding the home you are choosing. My role is to help you organize the questions, coordinate the next steps and make a decision with clearer information.
